Assessing Timber Condition

The first step on any Lancing fascia job is assessing the condition of the timber behind the fascia board — the rafter foot to which the fascia is fixed. In coastal BN15 properties, particularly those on south and south-west facing elevations, rafter foot rot is common behind apparently sound fascia boards. If the rafter foot is soft, the fascia replacement is worthless until the structural timber is repaired. We check and report on rafter foot condition before quoting.

Cap-Over vs Full Replacement

Where the existing timber fascia is structurally sound but has surface deterioration — paint failure, minor surface cracking — we can cap-over with uPVC directly. This is faster and cheaper than full replacement. Where the timber has rotted through, full strip-back to the rafter foot and relay of new uPVC on a sound substrate is required. We only cap-over sound timber: capping over rotted boards traps moisture and accelerates further decay.

Combining with Guttering

Fascia and soffit replacement requires scaffold or a platform — and so does guttering replacement. Combining both jobs in a single scaffold visit saves the cost of a second access setup, typically £200–£400, and means the fascia, soffit and gutter are all matched and new simultaneously. We always quote both together when both are needed.
