Most leaking Velux units in coastal West Sussex do not need replacement. We diagnose the specific cause first — drainage channel, foam flashing, or glazing seal — and repair where viable.
We install all Velux units with hand-dressed Code 4 lead flashings. Foam EDN kits last 8–12 years in coastal conditions versus the life of the frame for lead.
The most common Velux leak in coastal Worthing is a blocked sill drainage channel from salt and algae accumulation — repairable without unit replacement in most cases.
We climb the roof (or fly a drone on steep/high access) to find the true source — leaks rarely start where the stain appears inside.
You get an itemised price with no call-out fee. We tell you if it's a genuine repair or whether a section is beyond economic repair.
On urgent leaks we make the roof watertight the same visit where we can, then return with materials for the permanent fix.
Matching tiles, Code 4/5 lead to valleys and flashings, flexible modified mortar to ridges — never sand and cement, which cracks and re-fails.
All debris removed, the work photographed, and the repair backed by our workmanship guarantee.
Typical timescales for Heene properties. Every roof differs — your written quote confirms the schedule for your job.
| Timescale | Stage | What happens |
|---|---|---|
| Same day | Emergency make-safe | Slipped tiles, storm gaps and active leaks temporarily secured. |
| 1–2 days | Most minor repairs | Flashing renewal, tile replacement, ridge re-bedding on a standard semi. |
| 2–3 days | Larger sections | Valley re-lead, chimney flashing sets, multiple slipped areas with scaffold. |
| Within a week | Quote to completion | Typical turnaround from your first call for non-emergency repairs. |
Every repair is backed against defects in our work for ten years — in writing.
